When this area was first developed in the 1970’s, Templeogue Wood was definitely considered the premium address in the newly developing community. The homes here still appeal greatly to people who want to ‘upsize’ in the area without having to move kids from schools or leave their friends and connections.
EXPLORE INSIDE
Space and light are definitely words overused in the Auctioneering lexicon, but in this case they accurately capture the essence of this home. A spacious hall leads on one side to a large sitting room, complete with wood burner. Double doors lead to a second reception room that would have originally been conceived as a dining room, but which will function well as a play room or TV room.
On the opposite side of the hall is the door to the spacious garage.
The kitchen is well fitted and leads on one side to the second reception room and on the other to a very useful utility space which has been created by enclosing the yard.
The entire home is in need of a refresh décor wise. A purchaser might, additionally, look at the option of opening out or expanding the ground floor footprint to create a large family area with kitchen and recreation area combined, but the house is perfectly functional in its current layout. We are finding that people are falling back in love with the concept of doors that can be closed (in particular as those charming children evolve into grumpy teens).
Upstairs there are four bedrooms, three with built in wardrobes, and a family bathroom. The master has been plumbed for a sink, and has ample space to create an ensuite if that was a priority for the new owner.
There are wood floors in the main areas and a Paraná pine staircase.
EXPLORE OUTSIDE
The garden, currently in need of some love, is large, with fantastic potential to develop as a functioning room outside. The side passage ensures nobody will be transporting their bikes through the house, taking chunks out of the newly painted walls.
Templeogue Wood is a very private enclave, with one way in and one out for vehicles. But, and it’s a big but, there are pedestrian walkways that link the area directly into Cypress Grove (just two doors from this property) and out onto the Templeogue Road just across from Cheeverstown House. This makes a wider transport network significantly more accessible, and brings access to schools and other facilities very close.
The small Orwell Shopping Centre is nearby, and there are many sports and leisure clubs in the surrounding area.
THE BOTTOM LINE
This is a great family home in a fantastic area. With some updating, and a little TLC, it will truly come into its own.
